Breckenridge Real Estate Market Conditions | 10/28/2022
Available inventory of single-family homes in the Breckenridge market continues to dwindle as we move from the Summer season into Fall and Winter. There are only 102 houses currently listed for sale in the Breckenridge area. This is a decrease of about 16% from the Summer peak. The decreased inventory is helping to offset some of the pricing pressure from higher interest rates. With that being said, there is pricing pressure and nearly 50% of Breckenridge listings have applied price decreases as many properties linger on the market. The median days on market is currently 119 days, compared to 63 days last October.
A similar story an be seen in the condo/townhome market. However, the passage of Breckenridge STR regulations, which allow short-term renting of many of the condos in town, has led to the condo market being a bit more resilient.
